That’s why you need to know how to spot red flags fast. As a real estate agent who's walked through thousands of homes across Southern California, I’ve developed a system that helps my clients see what matters most in the first 60 seconds of a showing.

Here’s your step-by-step guide to identifying the warning signs of a bad property before you fall in love with the quartz countertops or open-concept layout.

1. Street Parking = Neighborhood Health Check

  • Is there street parking available?
  • What day/time are you visiting?

If it's a weekday afternoon and street parking is nonexistent, that’s a red flag. It could signal:

  • Multigenerational households crammed into single-family homes
  • Overcrowding or illegal garage conversions
  • Limited guest parking for future gatherings

2. Roof: The Most Expensive Wild Card

  • Shiny patches (deterioration)
  • Multiple layers of shingles?
  • Cracked or worn ridge caps

Pro Tip: Ask if the roof was replaced before solar panels were installed.

3. Exterior Wood & Stucco: Deferred Maintenance Red Flags

  • Trim/fascia board rot
