Jeb is absolutely amazing! He immediately jumped into this house hunting process with us and was so easy to work with. He was candid with us, figured out very quickly what we were looking for, clearly had a lot of experience with the various neighborhoods we looked in, and was happy to answer any and all questions we had (which were plenty- especially with us being first time home buyers!). He loved hearing our feedback on a house and used that to get a better understanding of us and what we wanted to find. His attention to detail was also great (noticed quirks about a house, if things would need to be replaced, could tell what was an add on, or could tell if something was recently worked on…). And if there was something he didn’t know or we wanted more information about, he knew who to follow up with or had great contacts to get an answer for us quickly. He’s been working with an inspector for quite some time, so that’s who we trusted and used for our home inspection. That proved to be another great choice- he was thorough, answered our questions, noticed everything, and provided us with a very professional printout of everything we discussed (including pictures) immediately after the inspection. One result of that was a chimney issue. Jeb had he previously used and took care of contacting, setting up an appointment (for the next day!), and was available to be there for the inspection so we didn’t have to be. Bottom line- Jeb was the best we could’ve asked for. He was always responsive, pleasant to be around, helpful, and full of knowledge. He’s also so thoughtful and brought us pizza for lunch on our moving day! Even though we know he had other clients, he always had time for us and we truly felt like the priority.

Jeb is on top of it. He’s prompt and responsive. When I asked him to contact the seller for information about the house. He was able to give me the answers. Our purchase has some difficulties due to the vacate of the current tenant, Jeb was able to help us communicate with the tenant and we work out a plan to have the house empty. Thus, I could get my bank approval for a loan. I texted him early in the morning 7-8am and late at night 8-9pm. He always give me a prompt answer. I could rely on him to solve lots of unexpected problems. He’s also able to comprise my busy schedule, which is a plus. Also, he has solid understanding of the local real estate market. Jeb and his team did an amazing job. It was an extremely challenging assignment on a short sale. The property was unique as an un-permitted duplex in an area with huge variations in values. Jeb worked with the banks to get the proper value that would ensure the property would be sold, which was no easy task considering the range of values the appraisers came back with. Jeb is an incredible person and a spectacular agent.
My Wife and I were first introduced to Jeb through this website in January 2012, when I inquired about a particular property that had been relisted for sale. He suggested that we meet at the property that night and would show us around. At the property he was able to gauge what types of homes we were interested and what might best suit our family. Within a few days Jeb was able to present properties for us and meet us at our convenience, not his. By the end of the second week, we made an offer on a home and he was there to coach us with the offer amount, giving his unbiased but educated opinion. There were items and concessions that I wanted in the processes and he was able to explain to me the best route to take on these.
The property we purchased was a short sale, and it turned out to be quite a challenging experience for Jeb and my family. We had issues with the sellers not having their paperwork done correctly, issues with the short sale lender not being flexible on a close date and worst of all, issue with my lender in more areas than I wish to discuss.
In this process, with escrow rapidly approaching, I was completely frustated with my lender and their ability to deliver on promises made. Jeb was there and saw that I was frustrated. He took the initiative and contacted the lender getting hourly updates to try to save a purchase that was quickly slipping away. On the very last day when the offer was set to expire, our lender finally got our paperwork to escrow… however it was too late to fund and record in time to meet the short sale bank’s requirement, causing the deal to expire.
Jeb advised us to go ahead and sign all the escrow documents in hopes the bank would reconsider and accept funding a day late. After a stressful weekend, Jeb called us Monday morning saying that the bank will allow our purchase and to go ahead and fund our downpayment. At that point, I had a sense of relief, or so I thought! The following morning, when my lender finally funded the loan we were still missing an item… the transfer tax, which Jeb was able to resolve.
I can honestly say without any hesitation that my family hit the jackpot with Jeb Smith. I would recommend him to anybody interested in purchasing a home. He will represent you in the best possible way and is incredibly responsive to all questions, regardless how dumb they may seem. Had I known that Jeb also had his own mortgage company prior to my pre-appoval, I can guarantee you that I would have gone with hims as well.
