What is the Clear Cooperation Policy?
The Clear Cooperation Policy also known as MLS Statement 8.0 is a policy requires listing brokers (Realtors) who are participants in a multiple listing service to submit their listing to the MLS within one business day of marketing the property to the public.
The Clear Cooperation Policy doesn’t prohibit Real Estate Agents from taking office-exclusive listings, nor does it impede brokers’ ability to meet their clients’ privacy needs. If a client checks the box for you to keep the home off the market then this will not apply.
This policy is being implemented to provide another level of transparency in the Real Estate Industry.
How will this affect Buyers and Sellers going forward?
It should have a positive impact on Buyers as now they will have access to all of the homes that have a signed listing agreement within 1 day of it being marketed. That should give them a better opportunity to put in an offer before it sells.
As a Seller, this should also have a positive impact as putting your home on the MLS should give you optimal exposure and put you in a better position to net the most amount of money for your home in the quickest amount of time.
