What is an iBuyer? – an iBuyer is essentially an online company that buys homes directly from the consumer and bypasses the real estate agent. These are for profit companies like Zillow, Offerpad and Opendoor.
How does iBuying work? Basically the consumer goes online and types in their home address to one of these websites and the company makes them an all cash offer on their home. iBuyers make their money on the spread between what they buy your house for and subsequently turn around and sell it for. So, they want you to sell your place as cheaply as possible
Is selling to an ibuyer worth it? No, as a seller you should definitely interview a real estate agent to get a real valuation of your home and what it would realistically sell for before ever considering an offer from an iBuyer. In my experience, most iBuyer companies offer you significantly less money than your home is worth and then charge you absorbent “transaction fees” on top of it netting you way less money than selling your home with a realtor.
