What is the best bang for your buck when it comes to home improvements prior to selling your home? In my experience, most homeowners want to maximize their return on their investment when it comes to putting money into their home, especially when they don’t get the benefit of really enjoying the improvements they are making to the home and are only doing the home improvements to help their home sell faster and for more money.
I’m sure you have heard that “Kitchen and Bathrooms sell homes” and while that is true we have to assume that the majority of people out there are on some sort of budget and don’t have the necessary means to completely do a kitchen renovation or a bathroom renovation. With that said, we are going to assume that the Seller in this case only has around $10-15K to work with, where should that money go?
In my opinion, there are really 5 areas to focus on when you’re on a limited budget and you’re trying to put your home in the best position to sell fast and for top dollar. Those areas are clutter and cleanliness, paint, flooring, fixtures and curb appeal.
Decluttering will make a home feel more spacious giving buyers the perception that the space is larger. In addition, having less items laying around also gives a feeling of cleanliness which is something else that you should focus on when putting your home on the market for sale. People buy emotionally and they justify logically so we want to draw them in so that they are emotionally invested.
After you focus on decluttering, paint is probably at the top of my list of improvements you should consider if you are selling your home. The paint you choose should be a neutral color like white or a light grey and should avoid dark accent walls or bold colors in most cases.
Let me start by saying that carpet is out especially in living areas and high traffic areas. If you have carpet in the main areas, you should definitely consider changing it out to something like a luxury vinyl flooring (LVF) as this will not only help your home appear more clean but it also gives a more spacious feel and puts it more in line with what buyers are looking for in homes.
Another item to consider is the fixtures in your home. This ranges from door handles to light fixtures to bathroom and kitchen faucets. If you have upgraded most of them but still have a few out of date, then likely not a huge deal but If you haven’t upgraded these items, then this is another area to focus your attention as buyers recognize new items and will see the value in them when writing their offer.
Last but not least is curb appeal. This is another low cost item that can make a huge difference when selling your home. We are in the day and age of buyers driving by your home to check out the exterior before ever setting an appointment to see it. Make sure your home draws people in because they will never buy it if you can’t get them in the front door.
