What is an ADU?
An ADU (Accessory Dwelling Unit) is a secondary residential unit that is located on the same lot with an existing single family home. ADUs can sometimes also be referred to as a granny flat or granny flats.
ADUs were made legal in California by State Legislation in 2017 but each city has their own local laws that regulate these auxiliary dwelling units.
An ADU changes the landscape for single family zoning allowing you to now add additional units to a property that once only zoned for single family.
ADUs need to be legally permitted with the city and built to certain specifications.
Do Granny Flats Add Value to Your home?
In most cases, the answer would be Yes but it all depends on the craftsmanship, location, etc…..of the accessory dwelling unit. In some cases, these granny flat units could provide several hundred dollars of rental income per week or even provide housing for a family member in which case that could definitely boost the value of your home.
What is ADU Zoning?
Calfornia State Law allows the addition of an Accessory dwelling unit (ADU) to those properties zoned tas single family residences. An ADU means an attached or a detached residential. dwelling unit which provides complete independent living facilities for one or more persons
How much does it cost to build an ADU?
Depending on where you are located and who does the construction the cost will vary but keep in mind that a detached adu will cost more than an attached adu. I have heard that the average ADU cost is around $100k to build one of these but I believe they can likely be built for less.
