The Peninsula Community is a private guard gated community of single family homes located in the upper seacliff area of Huntington Beach. The Peinsula at Huntington Seacliff consists of 4 different tracts (Port Ivy, Westport, Riviera Shea, and Turnberry). The Peninsula offers many different styles and floorplans as well as locations with many homes having wonderful golf course views.

While the The Peninsula doesn't offer any amenities outside of large greenbelts, it has the lowest HOA dues of any of the SeaCliff communities which makes it very attractive for such a safe and secure neighborhood. The location of The Peninsula is absolutely ideal with shopping and dining close by as well as being a short drive to the beach and Seacliff Elementary.

Property Details & Amenities

**Port Ivy **-The Port Ivy community consists of 83 homes which were build by Taylor Woodrow Homes. The homes range from 2,450-3,065 sq/ft. There are 3 basic models with a multitude of options.
Note that in the Boardwalk and Monterey Villa plans the 3rd garage stall is tandem and may be converted to an additional bedroom and thus adding living area. The streets that make up Port Ivy are Ashbury Cir, Beckonridge Ln, Covington Ln (access), Forester Dr (access), Fremont Cir, Oakhurst Cir and Park Royal Cir.

**Westport** – The Westport Community consists of 126 homes which were built by Lennar Homes. The homes range from 2700-3300 sq/ft. Model A (Res.1) has a tandem 3rd garage stall which is eliminated by the addition of a room and living area in Model B (Res. 1 alt). The 3rd garage stall in Model C (Res. 2) is eliminated by the addition of a 5th bedroom and living area in Model D (Res. 2 alt). Model E offered a “teen room” instead of a loft. Model F offered a 5th bedroom instead of a bonus room. The streets that make up the Westport tract are Braddock Cir, Festival Cir, Forester Dr, Foxglen Ln, Garland Cir, Glenview Cir,, Peppermill Ln (access), Royal Grove Dr, Summerwood Cir and Sunnyside Cir.

**Riviera** -The Riviera tract consists of 101 homes built by Shea Homes. The models range from 3160-3498 sq/ft. The streets that make up the Riviera tract are Beckonridge Ln, Dearborne Cir, Elderwood Cir, Havenwood Cir, Larchmont Cir, Montford Dr, Pageant Dr, Radcliff Cir, Summer Grove Ln and Village Oaks Cir.

**Turnberry **– The Turnberry tract consists of 79 homes which were build by Polygon Communities. The homes range from 3655-4312 sq/ft. Model C (Res. Two) has a tandem 3rd garage stall which is eliminated by the addition of a bedroom/den. Model C (Res. Two) also has a loft which is eliminated by the addition of a bedroom & bath. Model D (Res. Two alt) assumes both options. Model E (Res. Three) has the option of a “super family room” with additional living area, and a 5th bedroom and study instead of a bonus room. Model F (Res. Three alt) assumes both options. The streets that make up Turnberry are Beckonridge Ln (access), Cloverwood Cir, Dewberry Dr, Foxdale Cir, Frampton Cir, Mayfield Cir and Peninsula Way.
